Four Springs Nolensville Set To Help Transform Clovercroft Rd

A new residential development called Four Springs has been approved along Clovercroft Road in Nolensville. The project covers a large area and will bring a mix of housing types, open space, and amenities, along with one unique public feature that sets it apart from most neighborhoods in the area.

Neighborhood Location and Size

Four Springs is planned for approximately 216 acres along Clovercroft Road, across the street from Scales Farmstead and next to Farms at Clovercroft.

The overall property is larger at about 276 acres, but roughly 60 acres on the southern portion will remain untouched and stay under its current zoning.

What are they planning to build?

The development is approved for up to 288 residential units which will include a mix of single-family and townhome units.

Lot sizes and home placements vary across the property, with different areas designed for different types of homes.

The site also includes significant natural slopes, which will limit where homes can be built and help preserve portions of the terrain. As shown in the map below, darker shaded areas indicate slopes greater than 25%.


Amenities for Residents

Plans show a central amenity area that includes:

  • Clubhouse
  • Pool
  • Playground
  • Dog park
  • Tennis/Pickleball court
  • Basketball court
  • Green space and gathering areas

There will also be walking trails and a multi-modal pathway system connecting different parts of the neighborhood.

Open Space and Natural Features

One of the most notable aspects of Four Springs is the amount of preserved green space across the property.

  • A large portion of the site is designated as open space
  • A 69+ acre park is included within the development
  • A significant portion of the existing tree canopy is expected to be preserved

The site is heavily wooded today, and much of that natural landscape is planned to remain, shaping how the neighborhood is ultimately built.

Public Park and Trail Access

One of the biggest differentiators with Four Springs is the inclusion of a publicly accessible park and trail system.

A large portion of the property will be dedicated as a park, featuring a trail network that leads to a lookout point at one of the highest elevations in the development.

This is not a private neighborhood amenity. The Town of Nolensville has required public access to the park, including a designated trailhead and parking area located near the front of the community.

That means the trail system will be open to both residents and the general public, which is something you don’t typically see in most Nolensville neighborhoods.

Roads and Traffic

Access to the development will come from Clovercroft Road, where turn and deceleration lanes are included as part of the approved plan. This is the road work currently underway (4/2026) in front of the Scales Farmstead neighborhood.

The project is expected to generate approximately 2,546 daily trips, with peak traffic occurring during morning and evening commute hours.

Schools

The current school zoning for the development is:

  • Jordan Elementary
  • Sunset Middle School
  • Nolensville High School

At the time of the plan, capacity is available at the middle and high school levels, with the elementary school operating at about 50% capacity.

When do they plan to start and finish?

The project has been approved, however the town is still awaiting the final plat, which also has to be approved. Once that happens construction will take place in multiple phases:

  • Phase 1: Initial residential buildout
  • Phase 2: Amenity center area
  • Phase 3: Largest residential phase
  • Phase 4: Additional residential buildout
  • Phase 5: Park space

This phased approach means the full buildout will take place over several years and of course we’ll keep you updated as things progress.

Big Picture

Four Springs is a large-scale planned development that blends multiple housing types with a strong emphasis on open space, amenities, and preserved land.

While the total acreage is large, a significant portion of the property will remain undeveloped or dedicated as open space, which shapes how the neighborhood is laid out.

The inclusion of a publicly accessible park and trail system is one of the most unique aspects of the project and will bring some level of non-resident traffic into the area.

As with any development of this size, it will also contribute to increased traffic along Clovercroft Road as the area continues to grow.
