Nolensville is Getting a Kroger | Everything You Need to Know

If you’ve driven down Nolensville Rd over the last couple of weeks, south of the Rocky Fork / Clovercroft interchange and directly across from the Summerlyn neighborhood, you may have noticed an area of land that has just started being cleared.

And if you live nearby, you’ve probably felt it being cleared as well.

Wondering what they’re building now? It’s set to be a new Nolensville Kroger Marketplace. The project is being developed by Southeastern Company out of Augusta Ga, and will not resemble your standard grocery / strip mall development so commonly found in grocery-anchored projects.

The new Nolensville Kroger development will be a 36-acre mixed-use project that will add significantly more value and more people to the area. We’ll walk you through all the details below.

1. Commercial and Retail Space

The total commercial development will comprise 112,000 sq ft of grocery, retail, and restaurant space, which are the orange-colored buildings in the image above. For comparison, Nolensville’s Publix Village Green has 135,000 sq ft of commercial space.

Kroger Marketplace + Fueling and Charging

78,000 sq ft of the total commercial space will be the new Kroger Marketplace, which is significantly larger than a standard grocery (for comparison, Nolensville’s Publix is 48,000 sq ft.) and that’s because Kroger Marketplaces also include a department store with home goods and apparel, more like a Super Target or Walmart Supercenter.

Kroger will also bring the first gas station to the area south of Sunset Rd and north of Murfreesboro Rd. The grocery parking lot will also include 5 EV charging spaces.

More Desired Retail and Dining Coming to Nolensville?

The development will also feature 26,500 sq ft of retail space and 8,400 sq ft of restaurant space. Tenants haven’t been announced yet, but if the Publix development is any indication, we could see more popular, well-known dining options filling these spots.

2. Multi-Family Residential and Townhomes

Nolensville Kroger - Residential

The development will feature 216 residential units, with 204 of those spread across two 3-story multi-family apartment / condo-style buildings.

Residents will enjoy a community pool, a courtyard with benches, a fire pit and patio area, a front plaza with open space, a rec area, a dog park, covered bicycle parking, and four EV parking spaces.

Rounding out the residential component, 12 luxury townhome units will be tucked into the northwest corner of the property, closer to the new Nolensville Town Square, which is also currently being developed.

3. Trails, Ponds, Parks, and More

Expansion of the Nolensville Trail System

The Kroger development will feature expansions to the current Nolensville trail system, including a 10-foot wide multi-use path that will run throughout the development, connecting it to the Town Square as well as future developments in the area.

Ponds with Overlook

The front of the property will feature two tranquil ponds nestled between the 10-foot path and Nolensville Rd. One of the ponds will include an overlook deck located just off the path, right before it connects into the future Town Square.

Green Space and Gazebos

Pockets of green space are planned throughout the development, including additional trails, a gazebo, and a pavilion, all open for public use.

4. Direct Access to the Nolensville Town Square

The development is being built right beside the Town Square, with connectivity provided via a new road to be called Old Nolensville Rd. This road will begin at Williams Rd, run through the grocery development and the Town Square, and eventually connect to Clovercroft Rd to the north.

This is also the road the town plans to use for future parades, festivals, and other events. Unlike Nolensville Rd, which is a state highway and limits how and when the town can use it for special events, Old Nolensville Rd will be fully controlled by the town.

5. Extra Entry off Williams Rd

As mentioned above, the new Old Nolensville Rd will connect to Williams Rd at the south end of the development, potentially easing traffic congestion on Nolensville Rd.

6. When Is the Nolensville Kroger Opening?

Current estimates place the Phase I completion, which includes the Kroger, at an April 2027 opening. Additional phases for the residential units and remaining commercial space to continue after that.

7. What This Means for Nolensville

Developments like this are a strong signal of just how much Nolensville has grown and continues to grow. A mixed-use project of this scale brings more than just a place to grocery shop. It brings walkable amenities, green space, dining, and a residential community that connects directly into the heart of the town. Combined with the new Town Square taking shape next door, this stretch of Nolensville Rd is quickly becoming a true town center that residents have long hoped for.
