Matthew and I recently sold a gorgeous listing in Eulas Glen, and like most REALTORS®, we spent a lot of time researching the neighborhood, talking to neighbors, and learning everything we could about Eulas Glen. If you’re considering buying in the neighborhood, this is almost everything we learned.
Eulas Glen vs. Brittain Downs vs. Sunset Park

Eulas Glen in Nolensville, TN, is one of the smaller subdivisions in town, with just 31 homes. The community connects two larger neighborhoods: Sunset Park and Brittain Downs. Traditionally, Eulas Glen sells at a higher price point than Brittain Downs and a lower price point than Sunset Park. All three neighborhoods share a cohesive aesthetic with brick homes and connected sidewalks.
Over the past year (11/2023-11/2024), the average closed price per square foot in Brittain Downs was $286.48, with an average lot size of 0.34 acres. Looking at the same range for Sunset Park, we see an average price per square foot of $311.87 and an average lot size of 0.48. The average price per square foot in Eulas Glen over the past year was $290.71, and the average lot size was .51.
Besides price, differentiators include:
- Lot Size: Sunset Park and Eulas Glen have larger average lot sizes than Brittain Downs, with all lots in Eulas Glen being around 0.5 acres.
- Amenities: Sunset Park has a community pool, while Eulas Glen and Brittain Downs do not have shared community amenities.
- Builders: Regent is the sole builder of Eulas Glen. Brittain Downs’ homes were built by multiple builders, including some by Regent. Sunset Park was also built by various builders, including TN Valley Homes, Encore Construction, and other custom builders.
The Builder and The Houses
Eulas Glen was built entirely by one builder: Regent Homes. Locally, Regent is known for building homes and townhomes in higher density areas like Lenox Village, but for a brief moment in time, they explored building luxury homes including homes in Sherwood Green in Nolensville and Eulas Glen.
Phase one consisted of about 15 homes. Homes in the neighborhood were finished between 2015 and 2018.
Rumor Mill: I was told that after Regent finished Eulas Glen, they decided to abandon the higher-end builds and return to their bread-and-butter mass builds. That said, the homes they did build in the area are relatively easy to recognize as many of them share common architectural features, including coffered ceilings in the living room (as seen in the photo above), stacked stone fireplaces, double crown molding, and extra trim.
HOA and Amenities
Eulas Glen may not have shared amenities, but the benefit of this is that it’s a well-maintained community with a low HOA fee. The fee is currently just $50 monthly, and it includes common grounds maintenance and trash pickup. The homeowners manage the HOA themselves, keeping costs down.
The neighborhood also features underground utilities and sidewalks that connect to other neighborhoods and the Nolensville trail system.
Schools and One Gotcha
Residents in Eulas Glen enjoy easy access to local schools. A trail off Eden Rose Place in the neighboring Brittain Downs leads directly to Sunset Elementary and Sunset Middle School.
The trail is just 0.5 to 1 mile away from Eulas Glen (depending on the home’s location), making it a popular choice for families who prefer to get to school without crossing major roads.
The neighborhood is zoned to Sunset Elementary, Sunset Middle, and Nolensville High School.
Gotcha: There is open space in the community, including a utility easement between houses, that creates a nice amount of distance and privacy. That said, some of the homes abut private property. While I know of no current plans for the properties to be sold/developed, it is possible that Newnham Bridge might be extended and connected to a new development in the future.
How Convenient is Eulas Glen?
As mentioned above, Eulas Glen is sandwiched between two other neighborhoods, so it doesn’t have its own entrance and exit. Instead, residents can use the entrances to Sunset Park or Brittain Downs, which includes one connection to Britain Lane and two connections to Sunset Road, making Eulas Glen incredibly convenient.
The location is just a five-minute drive to Historic Downtown Nolensville. With multiuse pathways lining Sunset Road, you can bike, walk, etc., to the Nolensville Rec Center and Sunday Farmers Market.
To the west of Eulas Glen, you can get to i-65 off Concord Rd in approximately 15 minutes and to Downtown Nashville in about 30 minutes. Not to mention, all the shopping available in Cool Springs is less than 20 minutes away, and Downtown Franklin is less than 30 minutes away.
And while Nolensville has plans to add grocery stores, a grocery store in Nolensville is not a reality yet. For many in Nolensville, that’s a bit of a pain point, but there’s easy access to the Concord Road Publix (approx. 7 minutes) and Concord Village Kroger bypassing Nolensville Road traffic via Waller Rd, which can be, depending on the time of the day, a big time saver.
