Telluride in Nolensville is Another Turnberry Micro-Neighborhood

Sinatra is almost sold out, which can only mean one thing: It’s time for Turnberry to build another micro-neighborhood. This time, it’s Telluride in Nolensville, and the details of this subdivision are not dissimilar from those of the other Turnberry micro-neighborhoods in the area, including Sinatra, Pasadena, and Kingsbarns. Yet, it’s still worth digging into the details, including one “gotcha” that those interested in the neighborhood should know.

Location: Brentwood vs. Nolensville

When it comes down to it, the most appealing part of Telluride is the location. It straddles two of Williamson County’s most desirable communities, Nolensville and Brentwood, which sets Telluride apart from the other Turnberry micro-neighborhoods.

The homes in Telluride Brentwood will be known as The Manors of Brentwood. They will be on 1+ acre lots, with the largest (lot 1) being 1.48 acres. In total, there are 17 lots in The Manors section of Telluride.

The homes in Telluride Nolensville will be known as The Estates of Telluride. These homes will be on smaller, half-acre lots. There are 22 homes in The Estates.

Bonus Fact: There is one extra lot in the neighborhood. The original land owners, Ken and Mary Jo Allen, will keep a six acre parcel of land.

A Gotcha

The future connection at Benington Place

Telluride will have an entrance off of Split Log. For those familiar with the area, it will back right up to the neighborhood of Benington. While Telluride will have its own entrance off Split Log and not share amenities with Benington/Winterset, it will connect to Benington at Benington Place and Watertown Drive. This can be both a pro and con.

A pro is that it will allow Telluride residents to cut through Benington to access Sunset Road. A con is that it will enable Benington residents to cut through Telluride to access Split Log.

Another pro for the residents of Telluride is that this connection will give them access to the Nolensville trail system off Sunset Road. The trail leads to Sunset Elementary and Middle School and the Nolensville Recreation Center.

The Homes in Telluride

Homes in The Estates will start at $1,200,000 and feature many of Turnberry’s popular and well-known plans, including St. Andrews III, St. James, and St. Andrews Courtyard.

Homes in The Manors will be over $2,000,000 and include plans like Turnberry’s Nottingham.

While lot size and floorplan differ, there are standard features that will be seen in all of the homes in the neighborhood. Shared exterior features include fully bricked exteriors, aggregate drives and walks, three-car side entry garages, professional landscaping, and Timberline architectural shingles. That said, there is a difference: Homes in The Manor will include an irrigation system for the yards.

As far as a baseline for the interior features, there are more differences. Some of the differences include:

  1. The Estates homes will all include interior fire sprinkler systems to meet code. This is not required in Brentwood (The Manors).
  2. The Nolensville Estate homes will have pre-finished engineered hardwoods, and The Manors homes will have white oak sand and finish flooring (except in wet areas.)
  3. While both sections of the neighborhood will have frameless shower glass enclosures in the primary bathrooms, only The Manors homes will also have framed glass tub/shower enclosures in the secondary bathrooms.
  4. Wainscot in the dining room, 24″ base cabinets with 12″ shelves in the study, soft close drawers/doors in all bathrooms, and solid core interior doors are standard in The Manors.
  5. Homes in The Manors will include 48″ wood hoods, whereas The Estates will have 36″ wood hoods in the kitchen.
  6. Homes in The Manors will have Monogram appliances, including a 48” stainless dual fuel range with 6 burners and a griddle. Standard appliances in The Estates will be KitchenAid, including a 36” stainless commercial style six burner gas range.

Remember that what’s listed above is standard. Once under contract, you can make upgrades and design selections, although this will increase the final price of your home.

At the time of writing, there are no homes built in Telluride. Turnberry Homes is estimating completion toward the fall of 2024.


There are no shared amenities in Telluride, though the lots are certainly large enough to accommodate personal amenities. You will find underground utilities, a shared mailbox facility, and sidewalks on both sides of the street. As mentioned above, residents can access the Nolensville multi-use pathway by cutting through Benington to reach Sunset Road.

Despite having very few amenities, the association fees in Telluride are on the higher side. The monthly fee is $130, with a one-time association transfer fee of $800 paid at the time of purchase.

Telluride Nolensville and Brentwood Schools

Finally, though the neighborhood is in two towns, all of the kids who live in Telluride are currently zoned to the same schools: Sunset Elementary, Sunset Middle School, and Nolensville High School.

Regarding walkability, Nolensville High School is not walkable. The Sunset School campus may be walkable from some parts of the neighborhood by cutting through Benington and using the trail along Sunset Road. Homes that connect toward the back of Benington Place will easily be 1.7+ miles away, but there are also homes closer to Wolf Creek Drive that will be closer. At this time, I’m not sure if Wolf Creek Drive will become another connection point, but it’s certainly possible that it might be yet another roadway or even a walkway connecting the two neighborhoods.

For those who prefer the bus, there will be bus pickup zones throughout the neighborhood.
